Landlords in both the social and private sectors will be responsible for providing Energy Performance Certificates when marketing and letting a home from the 1st October 2008. The Landlord must make an Energy Performance Certificate available for their property where one is required..
An Energy Performance Certificate is only required when a building is constructed, sold or rented out. An EPC is valid for 10 years, except for sales of homes which are subject to the Home Information Pack Regulations 2007, where a Home Information Pack (HIP) is required. In these cases an EPC must be no more than 12 months old when the property is first marketed. (You do not need a Home Information Pack to rent your property just the EPC).
As a Landlord you are responsible for ensuring you have an EPC for your property, even if a letting agent or other provider is marketing it for you. It is the Landlords responsibility to ensure any agents acting on your behalf are complying with the Regulations and that your energy rating graphs are attached to the property particulars used for marketing.
